Tree Removal and trimming of dead areas in Median Trees and a few Cul-de-sac trees is a need.
The well lot needs support. We would like to contact Core Landscaping to come in and smooth out the back of the lot where all of the digging took place, move the large logs, and take away the old sycamore logs that are deteriorated. We need a large area mulched once again. The village is not doing it.
Removed old wood on Lakeside and a large amount of digging was done during the water project.
The fire pit on Wildwood would benefit from a grate.
We would like to hire or find someone that would put soaker hoses on the cul-de-sacs. Water donors are available, and if I could hook them up, and let them run, it would be fantastic.

As part of upcoming maintenance projects, the Village has discussed drainage work on Riverview. They plan to open the culvert at Warrens creating appropriate drainage.
Hawthorn will be regraded and repaved around the cul-de-sac. The Village will regrade Wildwood to clean up drainage problems; they will oil and chip the roads after the repairs.

Permanent markers will be installed on the commons area path property corners. The process of making pathways walkable will be done in the Spring of 2025. The board will work with bordering homeowners during this process.

Regimen of three chemicals For algae control and muck removal:
Airmax EcoBoost PRx which is used for control of the phosphates we get from the agricultural runoff into the lake.
Airmax Muckaway which is a beneficial bacteria product.
Airmax Pondclear which is another beneficial bacteria for water quality and clarity.
These are all environmentally friendly products marketed for these specific purposes
We budgeted $7,000 for lake chemicals for 2024. We have spent $1,818 to date. We have been buying in advance for a few years. That leaves $5,182 in the 2024 budget for lake chemicals. The Pond Guy provided a quote for an approximate 6 month supply of the above products ($5,429), which would put us slightly over the budgeted amount.

The board discussed a plan for cleaning the public walkways to the Commons and Second Beach (encroached upon by homeowners).
The property lines were marked for all HOA owned property in Briar Cliff for the benefit of shared use. This land was dedicated for access to our commons and lake area. The board will discuss best usage of the following areas within the next year.
Areas of HOA ownership:
● Wildwood Access to Commons and River Trails
○ Trail behind houses that was open, but now has not been maintained.
● Hawthorn access from Briar Cliff Drive to Commons between Lots 6 and 7
○ Largest area needs to be cleared by the road entrance.
● Access to the pump station, generator and Commons between Lots 13 and 14
● Spillway access from Riverview — no dedicated property
○ Residents are walking through private property (Lots 20 and 22, 23, 24)
● Beach Access between Lots 22, 23, 24 and 25, 26
● Lake access to lake and second beach off Briar Cliff drive between Lots 31 and 33
● LOW access on Beaver Creek
HOA commons property lines border several homeowner lot lines. One homeowner requested a property line clean up, sending the HOA Board a proposal granting a parcel of their lot to the HOA and requesting an HOA parcel in trade. Said homeowner will absorb all costs associated with the property transfer, finalizing the project within year to complete the process. After significant discussion, the board voted to approve this proposal, with six votes in favor, and one vote in favor in absentia.

The first proposal for an improved Aeration system required measurements of lake depths.The lake depths were sent to The Pond Guys; they have come back with a new proposal. The board will review the new proposal and vote accordingly.

Current vote was to put the muck remover (enzyme) into the lake this fall to help remove organic buildup.

New business included: Spillway report and plan to hire Jack-A-Slab to regrout and fill joints and crack; unanimous vote to replace the dock; review of 2024 Annual Meeting; unanimous vote to remove front median sign; water main update report (Jerry Dewhirst); unanimous vote to waive HOA annual fee (2024) of one of our families who are deployed to Kuwait for 2024.
